So you are looking to buy a mobile home? Let us help you get started in the right direction!

There are a number of things to figure out before you go out shopping to buy a home. Also, there are a number of different places to find mobile homes for sale. Like:

  • Internet classifieds
  • Local paper
  • PennySaver
  • Driving around town
  • Ask friends
  • Ask park owners

You first need to figure out what type of home you can afford. Mobile home prices can be drastically different based on your area and the type of park the house sits in.

Mobile home financing is very difficult to qualify for now due to the current economy. The two best options are paying cash or having the owner finance the mobile home to you for a number of years.

The later is not very difficult to do, if you know what to look for.

When do you need to buy the mobile home?

That is a big factor with your search. Mobile home prices are the lowest when you are able to take your time and negotiate a good price. This can take a few weeks to a few months.

When looking for a used home make sure you also do a thorough check of the structure of the home. The main areas that can be costly to repair are the:

  • Sub-floors
  • Carpets
  • HVAC unit

My biggest word of advice would be to get APPROVAL from the park BEFORE you sign paperwork to buy a home in their park.
